### Description
– On call 24/7 to respond to all emergency and non-emergency issues at the facility.
– Responsible for effective cost management associated with maintaining the facility, equipment and furnishings.
– Assist in developing facility operations and maintenance policies, procedures, and work instructions.
– Direct performance of work assignments and review work to be conducted with contractor and verify work has been completed as directed.
– Provide vendor escort to work area and oversee vendor while on premises.
– Provide direction to contractor on facility health and safety requirements prior to commencement of work.
– Review maintenance management system to schedule preventive and on-demand work.
– Develop and maintain energy management system to ensure efficient cost-effective operations.
– Schedule and assign contracted personnel to complete all maintenance in accordance with established intervals.
– Evaluate contractor performance and provide recommendations to senior management.
– Provide weekly reports to department heads on facility condition, assessments, project work, and specific goals for the reporting period.
– Maintain on hand inventory to ensure adequate materials are available to meet maintenance goals.
– Develop short- and long-term facility utilization plans that assure cost efficient facility operations and minimize/eliminate unplanned infrastructure and critical systems downtime.
– Generate work orders for timely completion of maintenance requirements.
– Initiate safety compliance program with contractors and enforce as necessary.
– Obtain knowledge of all facility Standard Operating Procedures and ensure compliance.
– Manage security, alarm and fire suppression/detection systems, and ensure compliance with all applicable standards and codes.
– Perform light maintenance to include but not limited to minor plumbing, lighting, housekeeping, and HVAC maintenance.
– Other duties as assigned.
