Job Description:

The Mortgage Loan Officer Sales Assistant II provides a wide range of duties related to the day-to-day sales functions of Mortgage Loan Officers (MLO). The Mortgage Loan Officer Sales Assistant II acts as the main facilitator for communications between the MLO and sourcing agents, customers, vendors, mortgage operations and sales support. The job serves as a central point of contact for customers to resolve issues/difficulties.

Depth & Scope:

Assists high producing loan officers in the effective and timely completion of loan applications

Actively manages the document collection process from origination to closing

Manages the Mortgage Loan Officers pipeline, including the tracking of all deliverables and updating borrowers on status of the loan

Works with customers to set expectations including but not limited to rate inquires, third party providers, loan status and other information deemed necessary

Confirms appointments and reviews with customer all documents needed at time of application to ensure efficiency

Facilitates application process by interfacing with customers in taking full or completing partial applications

Discusses products and pricing at the request of, or in the absence of, the loan officer

Reviews files in detail to foreshadow any potential issues related to income and assets and remedies potential issues prior to file be sent to underwriting

Assists in structuring deals to meet underwriting guidelines

Advocates for client file and manages the file through the underwriting escalation process when necessary

Understands TD underwriting guidelines and has the ability to clearly communicate and explain to borrowers

Writes credit memos for loans explaining unique circumstances and clearly summarizes the lending request

Serves as a liaison between Loan Officer and Mortgage Operations, Sales Support

Aids in the development of a customer database in support of the pursuit of new marketing opportunities

Follows up with sales leads on behalf of the MLO utilizing strong verbal or written communication skills

Proactively manages the lead pipeline in concert with the MLO

Establishes strong relationships with the MLOs referral partners independent of the MLO

Assists in other areas as needed

Provides a high level of customer service to both internal and external customers

Education & Experience:

High School Diploma or GED

2-3 Years of related experience

Strong understanding of underwriting and mortgage guidelines

Exceptional interpersonal and sales skills for following up with prospective borrowers

Sound knowledge of mortgage lending, products, policies and procedures

Demonstrated computer skills, including proficiency with basic mortgage loan origination systems

Highly developed customer service skills. Ability to explain complex mortgage information in simple understandable terms

Ability to operate effectively in a dynamic detail oriented environment

Knowledge of mortgage laws and regulations required, including Home Mortgage Disclosure Act, RESPA, and Reg Z

Knowledge of state and federal agency mortgage loan guidelines and regulations

Organized and detail oriented

Ability to effectively prioritize workload and meet deadlines

Ability to maintain confidentiality of sensitive information

Strong communication skills, both verbal and written

Strong computer skills

This position falls within the definition of Loan Originator as defined under Regulation Z of the Truth in Lending Act, 12 CFR Part 1026.36, and the definition of Mortgage Loan Originator as defined under the Secure and Fair Enforcement for Mortgage Licensing Act of 2008 (SAFE Act), 12 U.S.C. 5102 et seq., and its implementing regulations, 12 CFR Part 1007

Must be eligible for employment with a covered financial institution under the standards established by Regulation Z of the Truth in Lending Act, 12 CFR Part 1026.36

Must be eligible for registration as a registered mortgage loan originator with the NMLS (Nationwide Mortgage Licensing System and Registry) in accordance with the Secure and Fair Enforcement for Mortgage Licensing Act of 2008 (SAFE Act), 12 U.S.C. 5102 et seq., and its implementing regulations, 12 CFR Part 1007
