What this job involves – Working independently under the guidance and direction of the Hard Services Manager, position is responsible for programming, monitoring, installing, testing, re-commissioning, inspecting, diagnosing, repairing and programming building automation systems (BAS) including HVAC, Motor Drives (VFDs), building lighting, fire and safety devices, and other integrated systems. Other duties include updating and maintaining the graphical web interface that enables systems monitoring and diagnosis and applying knowledge of multiple communications protocols including DMS, BacNet, Lon Works, Siemens, Rockwell Automation (Allen-Bradley) Software, Honeywell Experion.Your day to day: Program BAS databases and sequences of operation, monitor, troubleshoot and refine BAS to meet equipment manufacturers recommendations in accordance with APS standards and contract documents, onsite or via Intranet, resulting in optimized building equipment operation, energy utilization, indoor air quality and comfort. Modify programming and graphics as necessary.Perform or assist HVAC technicians in troubleshooting vital comfort, energy, indoor air quality, safety and scheduling concerns related to HVAC systems and controls, fire and safety devices, providing systems operations data and trend logging reports, and managing BAS access and privileges for technicians based on their job.Perform or assist contractors with inspection, installation, repair and replacement of various components or systems, technical matters and other issues, requiring regular and efficient communication with dispatch, project coordinators and engineers via voice mail, cell phone and email.Conduct quality control checks of near complete and completed projects to ensure proper system operation, via: 1) performing an on-site review of the programs installed following completion of normal start-up and check-out procedures, 2) periodical visits to the jobsite, physically or via modem or internet, after the systems have been completed to ensure occupant satisfaction and to observe system operation during seasonal changes, 3) communication with building occupants when problems or concerns are found and suggestions for corrective action.Act as subject matter expert and interface with project coordinators, HVAC Technicians and Engineers on project controls plans design meetings and site visits.Inspect sites to ensure District standards are met. Review work in progress to assure quality of the finished product. Create work orders for needed repairs.
Analyze alarm reports and insure that findings are appropriately communicated to District personnel, contractors and engineers. Analyze, and make recommendations to optimize, energy and operational usage with a goal of minimizing customer costs.Perform a variety of contracting and estimating related tasks including identifying the scope and requirements of anticipated projects, conducting pre-bid walkthroughs and/or conferences, performing quality control inspections, inspecting delivered products and certifying completed work. Provide, design and estimate time and material.Perform other duties as assigned.

Ability to read and understand control drawings, electronic schematics, electrical diagrams and construction drawings.
In-depth knowledge of electronic, electrical and mechanical systems and digital and pneumatic controls.
Knowledge of programming DDC controllers with DOS-based line programming and digital management software, including Windows-based block programming of Honeywell and Lon Network Controllers with Workplace tech.
Knowledge of integration of Honeywell and Lon Network Controllers with Niagara Java application control engine (JACE) requiring use of Java desktop environment software and graphical interface software, Workplace Pro/Work bench.
Knowledge of BacNet, Lon, Honeywell, Siemens communications protocols and devices.
Experience with basic diagnostic equipment, including multimeters.
Knowledge of Computers and various operating systems and software. Basic network configuration capabilities.

Ability to lift at least 50 lbs. and use ladders up to 26

Able to stay on task and work independently.
Able to operate required hand/power tools, test instrumentation and equipment required by this trade in a safe and approved manner.
Able to wear respirators, hoods and proper PPE
