Purpose:

The Latitude Community Appearance Coordinator collaborates with construction managers, the builders warranty department, landscape installers, landscape maintenance managers and irrigation managers to ensure that all new homes and common area landscape tracts are transitioned to the Homeowners Association in acceptable condition. Post transition to the Homeowners Association, the Community Appearance Coordinator will work with the community landscape maintenance partner to ensure that all landscape services are maintained to the highest standard. TheCommunity Appearance Coordinatorwill work closely with the Community Association Manager to ensure compliance with the use restrictions included in the Homeowner Associations governing documents are adhered to.

Key Responsibilities and Accountabilities:

Landscape Management

Schedule lot turnovers on a weekly basis, coordinate schedule with Construction Managers and Landscape and Irrigation Maintenance partners.
Prepare a turnover inspection report for each new home closing and common area turnover, upload all reports digitally to Connect.
Create and assign work orders following turnover inspections, ensure timely completion of work and close out work orders when complete.
Respond promptly to homeowner generated landscape work orders, determine who is responsible for replacement/repair and manage project through completion.
Obtain proposals for all landscape repairs and improvement and present to General Manager for approval.
Work with Landscape Irrigation/Water Management Company to ensure proper operation throughout the community.
Prepare a detailed common area inspection for landscaping and irrigation monthly.
Meet with homeowners in person to address landscaping concerns.
In collaboration with the General Manager and Community Association Manager, ensure Landscape Maintenance and Irrigation vendor adheres to contract specifications.

Use Restriction Compliance

Become familiar with community governing documents, in particular homeowner use restrictions and the architectural review process.
Inspect homes for use restriction violations and use a mobile application to process violation notices.
Follow up systematically on open violations to ensure compliance.
In collaboration with the Community Association Manager, respond to homeowner violation concerns.
Inspect homes upon completion of work subject to architectural review and make recommendations for return of security deposit.
Perform other tasks as may be assigned by Community Association Manager.

Technical competencies:

Education/Training:

High School Diploma
CAM license preferred
Landscape/Irrigation (Baseline) Certifications preferred

Experience/Knowledge/Abilities:

Must possess strong knowledge of landscaping and irrigation concepts
Excellent time management and organization skills
Ability to extrapolate data from contract and policy documents
Microsoft office knowledge and ability to create and edit documents
Ability to provide management reports to Association Manager
Strong working knowledge of customer service principles and practices
Ability to prioritize work with minimum supervision
Self-starter with excellent communication, interpersonal and customer service skills

Computer Literacy:

Must be tech and web savvy and able to navigate back office programs
Intermediated proficiency in Microsoft Windows software

Special Requirements:

Physical demands include ability to lift up to 50 lbs
Standing, sitting, walking and occasional climbing
Required to work at a personal computer for extended periods of time
Talking on the phone for extended periods of time
Ability to detect auditory and/or visual emergency alarms
Ability to work extended/flexible hours, weekend, and attend events as required
Ability to work outside for long periods of time

Compensation/Work Schedule:

$65,000 – $70,000 annually
Monday – Friday, 7:00am – 4:00pm
On call as needed
