SUMMARY: Oversees the maintenance of the Osceola Regional Health Center campus. Performs routine maintenance on all buildings, grounds and equipment to ensure a safe and hazard free environment. Responsible for pest control, ordering maintenance supplies, maintaining equipment, and facilitating and/or performing repairs. Responsible for repairs through completion, with documentation. Required to receive and submit bids from professional contractors on capital improvements and expenditures. Provides departmental leadership for the maintenance team and New Beginnings.
SUPERVISORY RESPONSIBILITIES: Responsibilities include interviewing, hiring, developing, training, and retaining employees; planning, assigning, and directing work; performance appraisals; rewarding and disciplining employees; addressing complaints and resolving problems.
EDUCATION and/or EXPERIENCE:
High school diploma or General Education Degree, a minimum of one-year related experience or training or an equivalent combination of education and experience required.
CERTIFICATION, LICENSURE, and/or REGISTRATIONS:
This position requires a valid driver’s license, and that the employee is insurable by the Osceola Regional Health Center’s automobile liability insurance carrier.
Class C II Boiler license preferred.
Completion of the Child Abuse & Dependent Adult Abuse courses for Iowa Mandatory Reporters within 90 days of employment and every 3 years thereafter.
ESSENTIAL FUNCTIONS
1. Maintains responsibility for the overall leadership and direction of the preventative maintenance and environmental operations of the facility. This position ensures the establishment and update of environmental goals, policies, procedures and programs along with the Director of Ancillary Services in accordance with Osceola Regional Health Center, local, state and federal policies, laws and regulations.
1. Constructs goals and objectives annually to support Osceola Regional Health Center’s strategic plan. Ensures adherence to the facility annual operational and strategic plan.
1. Maintains responsibility for the timely maintenance services of all operations and projects.
2. The position is responsible for effectively responding to facility environmental problems. This includes maintaining OSHA compliance, disaster preparedness and safety.
1. Maintains knowledge of and monitors compliance with life safety and environmental regulations which may include federal and state laws and corporate and facility policies. Discusses regulations and policies with department managers and/or the leadership team. Acts as a resource person for department managers in enforcement of these regulations.
1. Responsible for the overall upkeep and safety of buildings, grounds and equipment, fixed and unfixed, at all the outreach facilities associated with Osceola Regional Health Center. Responsible for handing weather related safety issues and correcting unsafe walkways and parking areas.
1. Receives and submits bids from professional contractors on capital improvements and expenditures. Upon approval, the coordinating, scheduling and implementation of construction projects. Performs emergency repairs and contacts outside consultants for repair, monitors work from initial contact through completion of project.
1. Maintains pest control, orders maintenance supplies, handles equipment and facilitates repairs.
1. Ensures all repairs are completed and documented.
1. Responsible for record keeping of state and OSHA regulations and medical waste.
1. Directs fire and safety drills in conjunction with the Safety Coordinator.
2. Responsible for developing, monitoring and reporting Quality Improvement metrics, setting goals for those metrics and for doing a follow-up corrective action plan for all metrics that did not meet their goal.
