Job Summary

Serves as the manager of the Building Service and Building Maintenance
functional areas. Responsible for effective management, operation, and
safety of the Illini Union facilities.

Duties & Responsibilities

– Facilities Operations
– Oversees day-to-day operations with direct supervision of the
Building Service Forepersons and Chief Building Operating
Engineer including evaluation and discipline of Building
Operating Engineers. Develops standard workloads and inspects
areas of work for cleaning standards and maintenance. Supervises
service and maintenance functions such as area cleaning, floor
treatment, meeting room set-ups, trash collection, preventative
maintenance, and mechanical operations.
– Ensures equipment maintenance and upkeep by regularly
inspecting, testing, repairing, and replacing items. Inspects
interior and exterior of building daily and mechanical spaces
weekly, reporting any necessary upkeep to the Assistant Director
of Facilities.
– Works with HR to initiate and execute necessary performance
management measures. Participates in formal and informal
meetings regarding employee performance. May participate in
other meetings regarding Labor and Employee Relations matters.
– Arranges and adjusts work schedules to meet the needs of the
Illini Union. Approves time off/overtime requests. Serve as
acting Foreperson and/or Chief Building Engineer as needed.
– Attends all-building and departmental staff meetings at the
direction of the Assistant Director of Facilities. Conduct
weekly meetings with Service and Maintenance department leads
and monthly meetings with all shifts of Building Service Workers
and Building Operating Engineers. Attends weekly Trades
meetings.
– Interviews and hires all Service and Maintenance employees on
all shifts. Completes personnel requisitions and job
descriptions for hires, bid sheets, submit to Assistant Director
of Facilities for approval. Chairs Facilities searches, serves
on search committees for the Illini Union as needed.
– Trains Forepersons and Chief Building Engineer and ensure proper
training of Building Service Workers and Building Operating
Engineers, including upgrades. Completes annual performance
evaluations for direct reports and review evaluations for all
employees under the Service and Maintenance areas.
– Interdepartmental work
– Works closely with Building Operations departments including
Multimedia, Event Services, and Building Supervisors. Ensures
sufficient time to change over room setups between events.
Attends twice daily operations meetings and twice weekly sheets
meetings.
– Arranges for all necessary equipment and personnel for event
set-ups. Reviews set-up requirements for special events inside
and outside the building. Supervise preparation of space as
needed.
– Projects, Budgets, and Inventory
– Provides monthly and yearly budgets for all cleaning and
maintenance supplies. Purchases and inventories all cleaning
supplies.
– Manages expenses involved in the building service programs.
Creates budget for annual equipment replacement or repair and
employee salary cost. Creates cost analysis for supplies and
equipment.
– Reports to the Assistant Director for Facilities regarding
repair orders on furnishings and equipment or proposes options
for replacement.
– Performs biennial inventory of furniture & equipment and
provides data to Illini Union Business Affairs and University
OBFS. Unit representative for FabWeb.
– Organizes or assists with special projects, research projects,
sporadic tasks, etc. Prepare reports as requested.
– Performs other duties as assigned.

Additional Physical Demands

May occasionally assist in physical set-ups for public functions and
special events. Position involves frequent moving about the Illini Union
building and other facilities. May be required to work evening and night
shifts in order to maintain direct and effective communication with
Chief Building Engineer, Building Service Foreman and Sub-foreman
assigned to those shifts. May need to dispose of sharp objects, i.e.
needles, etc., and could come into contact with blood borne pathogens.

Minimum Qualifications

1. High School Diploma or equivalent.

2. Any one or combination totaling two (2) years (24 months) from the
categories below:

A. college course work in facility management, operations management, or
a closely related field, as measured by the following conversion table
or its proportional equivalent:

– 60 semester hours or an Associates Degree equals one (1) year (12
months)

B. training from a vocational, technical, or an armed forces program
which includes building operations such as coordination of building
maintenance, construction management, hospitality, or closely related
experience.
