Job Overview:

Site Manager will have administrative responsibilities over the day-to-day work performed at the assigned worksite(s); closely working with an Assistant Project Manager, Project Manager and/or Owner to plan, supervise, manage, and coordinate the short and long term goals of the project(s) assigned.

Further, the Site Manager position is not eligible for telework, which means the responsibilities and duties contained herein must be performed at KMP HQ or at an assigned worksite.

Responsibilities and Duties

– Learns and implement KMP SOPs related to business and construction processes;
– Maintains and enforces construction schedule to a timely completion of assigned project(s);
– Coordinates work activities of subcontractors, site-professionals, material orders, inspection schedules, and communicates instructions and project assignments, as developed by APM, PM and/or Owner;
– Prepares and provides daily progress report to APM, PM and/or Owner and makes recommendations for necessary modifications;
– May accompany APM, PM/Owner on walk-throughs as a non-contributing support member to KMP team;
– Refrains from discussing with client/customer any changes to contract elements, design elements, field additions/subtractions; referring all such discussions to the APM, PM and/or Owner;
– Garners prior approval from APM, PM and/or Owner before making any field changes, additions to any element of the assigned project;
– Exercises professional discretion and independent judgement in the day-to-day supervision and execution of work performed by subcontractors and site-professionals;
– Daily inspects, for completion, quantity and quality, all site-work of each subcontractor, prior to subcontractors worksite departure;
– Collaborates with pertinent stakeholders to ensure specifications, code requirements, and other state and local regulations are met;
– Ensures specifications and regulations outlined in architectural, engineering plans and design elements are followed;
– Collaborates with building engineers, property management, neighboring tenants, when applicable;
– Maintains worksite supplies and materials to effectively meet construction and trade schedules;
– Maintains records related to inventory and deliveries;
– Maintains a very clean worksite and immediately addresses any safety violations or other deficiencies;
– Coordinate minor construction work to include warranty work, site-cleaning, repair, and transportation of construction worksite materials;
– Performs other duties as assigned.
