Job Summary

Under limited supervision, operates, maintains, and repairs all major and auxiliary equipment such as boilers, chillers, pumps, air handlers, condensers, generators, air compression and refrigeration equipment for all of the building.  Assists with building repairs to include drywall, painting, lighting, plumbing fixtures, groundskeeping, and more.  Monitors all building utilities.  Under moderate direction responsible for the safe, efficient operation of low-pressure boilers and related auxiliaries, various mechanical equipment including air handlers, pumps, compressors and comfort control equipment.

Essential functions

      Responsible for maintenance of all facilities related equipment.

      Maintains emergency generators for the building.  Troubleshoots and        repairs problems as necessary.

      Maintains pressures, proper water levels, and treatment.

      Maintains records of maintenance and equipment logs.

      Maintains and provides preventive maintenance on building                        equipment as required.

      Maintains working knowledge of behavioral health, state and other            appropriate regulations and standards related to facilities, boiler                operations, and safety.

      Performs annual maintenance on boilers and associated equipment,            including boiler teardown preparation for inspections.

      Makes regular inspection rounds, identifies and takes appropriate              action with regard to any suspected or identified malfunctioning                equipment or breach of security.

      Makes various control  adjustments as needed throughout the facility        as required.

      Responds to emergency maintenance calls during off shifts/hours as          required.

Range of Pay

      Pay starting range $35 to $50 per hour.

Qualifications

Required

       Must be able to pass a background check

       Physically able to lift 40 lbs. And be on their feet daily

       High School Diploma

       A demonstrated strong technical knowledge and the ability to                     recognize equipment failure, malfunctioning equipment and take               immediate action to remedy the situation.

      LIC – Low Pressure Boiler Operator – STATEMI State of Michigan                        Upon Hire

Desired

       LIC-3rd Class Refrigeration Operator License – STATEMI State of                 Michigan Upon Hire

       EPA Universal Refrigeration Certification

       Completion of a vocational/trade school or associate degree program
