What You Will Do

This position will be filled at either the Building Manager 1/2 level, depending on the skills of the selected candidate. Additional job responsibilities (outlined below) will be assigned if the candidate is hired at the higher level.

Los Alamos National Laboratory (LANL) invites you to join our Science and Technology Operations (STO) team. STO is looking for a Building Manager to provide leadership, technical direction, and oversight of Facility Operations as it relates to FOD responsibilities, and directs daily Operations, provides budgetary oversight, and coordinates facility activities. The Building Manager will ensure the overall safety and security of operations within their assigned facilities and will ensure deployed functions, e.g. Environment, Safety, Heath, and Quality (ESH&Q), and Engineering, Maintenance are accountable for their performance in support of Operations in their respective areas of responsibility.

Duties and Responsibilities Include:

Provide oversight necessary to ensure compliance with safety and security policies, environmental requirements, and other applicable DOE/governmental orders.

Implement Conduct of Operations, support Conduct of Maintenance and Engineering processes.

Serve as primary point of contact for facility related issues, including coordination of maintenance, programmatic activities, and communication with facility tenants.

Take ownership and responsibility for facility/system operating condition to include configuration management control and serve as an expert resource in operations of facility systems.

Provide guidance to, and occasionally assist Facility Operators in performing rounds to ensure facility equipment operation.

Building Manager 1 ($76,900 – $122,200)

Provides direct over-site to the operational functions of assigned facilities through the implementation, coordination, and administrative control of a variety of institutional programs, policies, functions, and objectives. Oversees, and is responsible for, ensuring operational excellence within assigned facilities, and that work is conducted in a safe, cost-effective manner. Serves as primary interface with facility tenants on behalf of the FOD, providing extraordinary customer service, and coordinating various functions and activities to achieve positive outcomes. Responsible for informing development of maintenance plans and coordinating with Maintenance to ensure effective implementation. Verifies that maintenance activities performed within their assigned buildings are completed successfully, and that work is performed in compliance with all LANL requirements. Contributes to the development of and guides the implementation of plans targeting improved facility performance, reliability, and life-cycle cost. The selected candidate will participate in the STO Duty Officer program to cover off-hours operation.

Building Manager 2 ($83,900 – $136,600)

In addition to the Building Manager 1 duties, the Building Manager 2 will demonstrate a higher level of leadership within the assigned facilities, to include mentoring, and overseeing complex facilities that require a higher degree of expertise. The Building Manager 2 will also be responsible for overseeing facility emergencies, abnormal events, fact findings, and learning teams.

What You Need

Minimum Job Requirements:

Technical Knowledge: Professional knowledge in facility operations and maintenance processes. Experience with lock-out tag-out (LOTO) policies and procedures and ability to provide/designate LOTO locks. Ability to understand and interpret blueprints, P&IDs, electrical schematics. Knowledge of state and federal environmental requirements as they apply to facility operations.

Communication Skills: Ability to adapt communication style to interact within different levels of the organization.

Business Skills: Ability to utilize and manipulate computerized maintenance management and work control software to create, track, update, and develop reports for work within assigned facilities. Ability to perform data trending and analysis to evaluate PM program effectiveness. Experience managing medium projects and utilizing the project management tools.

Additional Job Requirements for Building Manager 2 :

In addition to the requirements outlined above, qualification at the higher level requires:

Technical Knowledge: Expert knowledge in facility operations and maintenance processes. Ability to conceptualize and communicate major elements of facility equipment, maintenance, and/or upgrade activities. Professional knowledge of Integrated Work Management principles.

Communication Skills: Working knowledge of abnormal events and near misses, to include reporting and learning from them.

Education/Experience at Building Manager 1: Position requires a bachelors degree in an Engineering or related technical discipline, or an equivalent combination of related experience and education.

Education/Experience at Building Manager 2: Position requires a bachelors degree in an Engineering or related technical discipline and 3 years of related experience, or an equivalent combination of related experience and education.

Desired Qualifications:

Active Q Clearance.

Experience working in hazardous facilities.

Facility Management Professional Certification, Certified Maintenance and Reliability Technician, Lean Methods certification.

Essential Job Functions (can perform with or without reasonable accommodation): Ability to hear high-pitched sounds, ability to hear in a normal range (500 to 3000 Hz), climbing stairs, climbing ladders, bending, and lifting and carrying 20-30 pounds.

Work Location: The work location for this position is onsite and located in Los Alamos, NM. All work locations are at the discretion of management.

Position commitment: Regular appointment employees are required to serve a period of continuous service in their current position in order to be eligible to apply for posted jobs throughout the Laboratory. Directive 206.2 - Employment with Triad requires a favorable decision by NNSA indicating employee is suitable under NNSA Supplemental Directive 206.2 (https://directives.nnsa.doe.gov/supplemental-directive/sd-0206-0002) . Clearance: Q (Position will be cleared to this level). Selected applicants will be subject to a background investigation conducted by or on behalf of the Federal Government, and must meet eligibility requirements for access to classified matter. This position requires a Q clearance. and obtaining such clearance requires US Citizenship except in extremely rare circumstances. Dependent upon the position, additional authorization to access classified information may be required, which may or may not be available to dual citizens. Receipt of a Q clearance and additional access authorization ultimately is a decision of the Federal Government and not of Triad.

Eligibility requirements: To obtain a clearance, an individual must be at least 18 years of age; U.S. citizenship is required except in very limited circumstances. New-Employment Drug Test: The Laboratory requires successful applicants to complete a new-employment drug test and maintains a substance abuse policy that includes random drug testing. Although New Mexico and other states have legalized the use of marijuana, use and possession of marijuana remain illegal under federal law. A positive drug test for marijuana will result in termination of employment, even if the use was pre-offer.
