Job Summary:
The Apartment Home Maintenance Technician II is responsible for performing general maintenance and repair tasks to ensure the functionality and safety of apartment units and common areas. This role includes handling apartment turns (make-ready processes) to prepare units for new tenants. The ideal candidate will have technical skills, attention to detail, and the ability to handle various maintenance issues efficiently while providing excellent customer service.
Key Responsibilities:
1. General Maintenance:
2. – Perform routine maintenance tasks including plumbing, electrical, HVAC, and carpentry repairs.
– Conduct regular inspections of apartment units and common areas to identify and address maintenance needs.
3. Repair and Troubleshooting:
4. – Diagnose and repair issues with appliances, fixtures, and building systems (e.g., air conditioning units, water heaters, and electrical systems).
– Respond promptly to maintenance requests and emergency repairs from tenants.
5. Apartment Turns (Make-Ready):
6. – Execute apartment turns by preparing vacant units for new tenants, including cleaning, painting, and performing necessary repairs.
– Inspect and repair or replace fixtures, appliances, and flooring as needed to ensure units meet quality and safety standards.
– Coordinate with property management to prioritize and complete make-ready tasks efficiently, minimizing vacancy periods.
7. Preventive Maintenance:
8. – Implement and follow a preventive maintenance schedule to ensure the proper functioning of all building systems.
– Conduct routine inspections and servicing of equipment to prevent potential issues.
9. Safety and Compliance:
10. – Ensure all maintenance work, including apartment turns, is performed in accordance with safety regulations and building codes.
– Maintain a clean and organized work environment, including proper disposal of hazardous materials.
11. Tenant Interaction:
12. – Communicate with tenants to schedule maintenance work and address any concerns or feedback.
– Provide excellent customer service and ensure tenant satisfaction with maintenance services.
13. Documentation and Reporting:
14. – Maintain accurate records of maintenance activities, including service requests, repairs, apartment turns, and inventory.
– Report any significant issues or potential improvements to the Property Manager or Maintenance Supervisor.
15. Team Collaboration:
16. – Work closely with other maintenance staff and property management teams to ensure efficient operation of the property.
– Assist with training and mentoring new maintenance personnel as needed.
Qualifications:
– High school diploma or equivalent; technical certification or vocational training in maintenance or a related field highly preferred.
– Proven experience (3 years) as a maintenance technician, preferably in residential property management.
– Strong knowledge of plumbing, electrical systems, PTAC, drywall, carpentry, and general repair techniques.
– Proficiency with maintenance tools and equipment.
– Experience with apartment turns, including cleaning, painting, and repairs.
– Excellent problem-solving and troubleshooting skills.
– Strong communication and customer service skills.
– Ability to work independently and manage time effectively.
– Basic computer skills for documentation and reporting.
Working Conditions:
Requires physical ability to perform maintenance tasks, including lifting, climbin
