Operations Manager – AHSIC

Responsible for all AHS Investment Corp. managed commercial properties ensuring the facilities are effectively operating and functioning to provide a safe environment for patients, visitors, and employees by using best business practices to manage resources, services, and utilities.
Principal Accountabilities:
Supervise all building maintenance —make work assignments, coordinate hours, facilitate training, ensure compliance with Company policies and procedures.
Coordinate private contractors—obtain proposals, review specifications, obtain insurance certificates, schedule and monitor contract compliance, approve payments.
Arrange for order and delivery of necessary supplies and equipment.
Handle inventory control.
Coordinate after-hours coverage and maintenance response.
Arrange for periodic property inspections and make sure that laws and regulations regarding the properties are followed.
Work with municipal inspectors and other governmental officials as needed.
Establish preventive maintenance procedures for structural, mechanical, janitorial, and grounds maintenance for the properties using AHS staff and outside contractors. Administer record keeping for same.
Respond to incoming maintenance requests, assign staff and contractors to handle, inspect to see that work is completed. Administer record keeping system for same. Establishing protocols for non-mechanical maintenance.
Prepare maintenance budgets for properties.
Maintain emergency and disaster response and recovery plans and procedures for properties.
Obtain specifications and proposals for capital improvements.
Be familiar with AHS Investment Corp. leasing policies and governmental regulations related thereto.
Perform exit inspections after tenant move outs.
For unit turnover, arrange for cleaning, painting, repair, etc.
Manages internal relationships such as security, site managers and other AHS personnel.
Performs other related duties as assigned.
Work closely with AHS Facilities & Construction to coordinate work and;
Ensures compliance with federal, state, local, health, safety and Joint Commission standards and codes.
Respond to facility and equipment alarms and failures, and provides prompt response to requests and issues from sites.
Understands facility responsibilities as each site.
Required:
High School or GED education.
Computer Literate (Microsoft Office, database, BMS, workorder systems, etc.)
3-5 years of facilities management experience or relevant area.
New Jersey Driver License with unrestricted driving record
Preferred:
Associate or Bachelors degree in business, engineering, or equivalent professional level experience
Preferred Professional Designations: CFM, RPA, CPM, or FMA
5 years of facilities maintenance experience or relevant area.
Physical Requirements:
Must be able to lift and move objects up to 50 pounds.
