The Opportunity

Functions in an intermediate capacity, under moderate supervision, to provide overall project support, which requires a level of proficiency and knowledge that goes beyond entry-level work. The job responsibilities include performing more complex tasks and responsibilities, displaying a broadened knowledge and skillset in the practice area, and potentially expanding knowledge in other practice areas. Provides support for various projects related to including, but not limited to, real estate transactions, leasing, permitting, land use, and routing. Prepares reports, agreements and legal documents related to these projects and coordinates with internal and external stakeholders to ensure transactions are completed within defined timeframes. Identifies potential risks and works with the team to develop strategies to mitigate them. Manages the application process for zoning and permitting, monitors progress and facilitates requests for additional information. Demonstrates the ability to work with cross-functional teams and external partners to deliver results that meet project goals and objectives.

Key Responsibilities

• Prepares lease or other real estate agreements. Coordinates with or supervises outside vendor partners, environmental engineers, architectural and engineering firms, title search firms, engineers and drafting technicians to ensure transactions close within defined timeframes.

• Draft and proof recordable transaction documents, easements, warranty deeds, etc. for legal department review.

• Prepares zoning and permitting applications.

• Monitors progress of the application and facilitate jurisdictional requests for additional information as a result of the application review process.

• Prepares collocation applications and manages the process through Notice to Proceed (NTP).

• For existing site modification projects, responsible for site acquisition activities from collocation applications, leasing and zoning audit through NTP.

• Provides candidate-specific recommendations for leasing and land use viability.

• Interviews zoning/permitting personnel to obtain jurisdictional approval requirements for installation of wireless communication facilities and/or related wireless equipment as project scope defines. Completes zoning ordinance reviews.

• Reviews zoning drawings for compliance with jurisdictional, regulatory and client requirements. Prepares, submits and obtains jurisdictional entitlements which may include applications and presentations before governmental or architectural review boards.

• Completes Lease and Zoning Audit Reviews for site modification projects. Coordinates with tower owners and/or private landlords to negotiate and secure lease entitlements as project scope defines.

• Completes collocation applications required by Tower companies and associated documents.

• Reviews and approves site specific documents for quality and completeness.

• Verifies and/or obtains Enhanced 911 addressing.

• Has real estate, Right of Way (ROW), or legal negotiation experience, with a solid understanding of the concepts and principles involved in real estate transactions and legal agreements.

• Demonstrates the ability to read and comprehend legal documents such as legal descriptions, surveys, ground leases, easements, deeds, land purchase contracts, mortgages, title policies, subordination, and technical drawings at an intermediate level.

• Possesses intermediate proficiency in Microsoft Windows, Excel, Word, Outlook, and GIS programs (as applicable) with the ability to effectively use these tools to complete work-related tasks.

Minimum Qualifications

Either 4-year degree, or equivalent work experience required. Minimum of 2 years related work experience required.

Certifications

Active IRWA certification (or comparable Right of Way Certification), AICP certification, Real Estate License or Law License may be required in certain regions.
