The Mortgage Loan Processor II processes mortgage loans from application
to closing. This position complies with all legal and regulatory
guidelines related to the mortgage loan industry. The Mortgage Loan
Processor II improves customer service by processing all loans in a
timely manner.
This is a seasonal position expected to last 90 days. This position
is available at any Centennial Bank location.
ESSENTIAL DUTIES AND RESPONSIBILITIES
1. Answer incoming phone calls and answer customer questions regarding
mortgage loans in general or specific to a borrowers loan in process.
This duty is performed daily, about 25% of the time.
2. Process FHA, VA, Conventional, Bond and RD loans after application,
which includes, but not limited to, processing various types of
verifications, pulling credit report, ordering appraisals, ordering
title work, running loans through an automated system, pulling flood
certificates, getting loan files ready and submitting them to
underwriting, following up with underwriting and clearing all
underwriting conditions. This duty is performed daily, about 40% of the
time.
3. Correspond with customers, real estate agents, appraisers, and title
companies as needed to obtain information necessary to getting the
mortgage loan ready to close. This duty is performed daily, about 5% of
the time.
4. Prepare month end reports to various banks and regulatory agencies.
This duty is performed as needed.
5. Work directly with the Mortgage Loan Officer to ensure the utmost in
customer service. This duty is performed daily, about 10% of the time.
6. Refer customers to other bank personnel as needed. This duty is
performed daily, about 5% of the time.
7. Perform research on Bankway, Fortis, Image Center and Dimension.
This duty is performed daily, about 5% of the time.
8. Perform daily duties on all bank systems and Mortgage operating
systems such as DO, DU, LP, Encompass and Doc magic. This duty is
performed daily, about 5% of the time.
9. Identify Cross Selling opportunities. This duty is performed daily,
about 5% of the time.
10. Review fields for completeness, qualification and Compliance. This
duty is performed daily.
11. Communicate deficiencies to the loan officer and customer. This
duty is performed daily.
12. Advise loan officer of any changes needed in the file to obtain
loan approval. This duty is performed daily.
13. Communicate with realtor and customer of status as they change.
This duty is performed daily.
14. Communicate with Underwriter once file is submitted for approval
process. This duty is performed daily.
15. Clear underwriting conditions. This duty is performed daily.
16. Complete required BSA/AML training and other compliance training as
assigned. This duty is performed annually.
17. The ability to work in a constant state of alertness and in a safe
manner.
18. Perform any other related duties as required or assigned.
QUALIFICATIONS
To perform this job successfully, an individual must be able to perform
each essential duty mentioned satisfactorily. The requirements listed
below are representative of the knowledge, skill, and/or ability
required.
EDUCATION AND EXPERIENCE
Knowledge of a specialized field (however acquired), such as basic
accounting, computer, etc. Equivalent of four years in high school, plus
night, trade extension, or correspondence school specialized training,
equal to two years of college, plus 3 years related experience and/or
training, and 12 to 18 months related management experience, or
equivalent combination of education and experience.
COMMUNICATION SKILLS
Ability to read and understand documents such as policy manuals, safety
rules, operating and maintenance instructions, and procedure man als;
Ability to write routine reports and correspondence.
MATHEMATICAL SKILLS
Ability to calculate figures and amounts such as discounts, interest,
commissions, proportions, percentages, area, circumference, and volume.
Ability to apply concepts such as fractions, ratios, and proportions to
practical situations.
CRITICAL THINKING SKILLS
Ability to utilize common sense understanding in order to carry out
written, oral or diagrammed instructions. Ability to deal with problems
involving several known variables in situations of a routine nature.
