FACILITY MAINTENANCE WORKER
REGULAR/FT
NON EXEMPT – LEVEL 2
SALARY: $13.55
GENERAL DEFINITION: The purpose of the position performs routine custodial and maintenance, grounds keeping and repair work in the form of minor electrical system service, carpentry, plumbing duties of the facility.
SUPERVISION RECEIVED: Work is performed under the general supervision of the Director.
SUPERVISION EXERCISED: None
DUTIES:
Responsible of all maintenance duties of the facility to comply with all applicable health and safety requirements, including proper use of safety equipment, and maintenance of materials safety data sheets.
Typical routine maintenance work assignments include, but not limited to:
Repairs electrical system and fixtures including switches, outlets, ballasts, and circuit breakers.
Installs, repairs, and modifies structures using measuring skills to repair roofs, framing, footings, steps, doors and windows.
Repairs and replaces interior/exterior door knobs, locks, and other hardware as necessary.
Repair, patch, pour concrete sidewalks, and stucco siding.
Install, repair, and maintenance of plumbing system including fixtures, components and parts including drains, clean outs, toilets, and/or sinks.
Conduct repairs on air conditioners, furnaces, exhaust fans, water heaters, circulation pumps, kitchen appliances.
Install and maintenance of various types of appliances such as ranges, refrigerators, and water heaters.
Repairs leaks on roof, replaces damaged, ceiling panels, light fixtures, ceiling tile, floor tile and wall coverings.
Daily inspect exterior structure of the facility to maintain building safety and facility grounds.
Removal of snow and ice from walkways, entrances, step and parking lots as necessary.
Maintain inventory of facility maintenance or janitorial equipment and supplies to ensure availability of supplies and order when necessary.
Monitor inventory of janitorial cleaning supplies.
Monitor inventory of mechanical, electrical and plumbing supplies.
Monitor propane level and order when necessary.
Assures that the doors are locked at the close of business.
Responsible for maintaining water softener system to monitor salt levels and refills as appropriate.
Responsible for routine cleaning and custodial tasks of the facility to comply with all applicable health and safety requirements.
Typical routine janitorial work assignments include, but not limited to:
Sweeping, mopping, scrubbing, waxing of floors and vacuuming area carpets in the foyer, doorway, classrooms, offices, and conference room.
Cleans and disinfects toilet bowls, sinks, floors, walls, mirrors, dusts, polishes, cleans furniture, and re-stock bathroom supplies, etc.
Cleans and disinfects countertops and tables in conference room and break area.
Set up chairs and tables for program classes, community meetings, special events, and activities sponsored by the program.
Replace light bulbs, cleans light fixtures and air vents.
Maintain the janitors’ closet for proper supplies and cleaning agents to adhere to safety rules regarding cleaning compounds.
Emptying and disinfect waste receptacles.
Performs other related duties as assigned or required by the supervisor.
MINIMUM QUALIFICATIONS
KNOWLEDGE SKILLS AND ABILITIES : Knowledge of the theories, methods, and techniques used in carpentry, plumbing, welding, and electricity. Knowledge of the methods and techniques used in routine-type maintenance of motor vehicles. Knowledge of state driving rules and regulations. Knowledge of operation and preventative maintenance on a passenger or cargo van. Knowledge of basic vehicle maintenance requirements. Skilled of minor carpentry, electrical, and plumbing repairs. Skilled to perform minor maintenance and cleaning of buildings, grounds and equipment. Skilled to safely use equipment and cleaning supplies, paying attention to caution labels and related matters. Ability to use and maintain hand tools and equipment from the electrical, plumbing and carpentry trades. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to interpret instructions, drawings, diagrams, or blueprints. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability communicate effectively orally and written. Ability to maintain simple inventory records. Ability to follow verbal and written directions and instructions. Ability to establish and maintain an effective working relationship with the general public. Ability to maintain confidentiality.
TRAINING AND EXPERIENCE: High School Diploma or GED; with two (2) year of general maintenance or custodial or related work to demonstrated the ability to perform the duties of the position.
LICENSE AND CERTIFICATES: V alid New Mexico Driver’s License with no DWI/DUI convictions within the past three (3) years. Driving is an essential part of the duties. Must obtain a Standard First Aid and CPR Certification within six (6) months of employment.
PHYSICAL DEMANDS : The position required moderate physical exertion such as long periods of standing, repetitively lifting lightweight objects with frequent bending or stooping, recurring lifting of moderately heavy items. Occasionally lift heavy objects (over 50 pounds). The position requires average agility and dexterity. Regular exposure to unfavorable environments such as weather, body fluids, toxic laboratory and industrial chemicals, or confined, dirty and noisy location. Employees may be required to use personal protective equipment such as masks, coats, gowns, boots, goggles, gloves, or shields.
SPECIAL WORKING CONDITIONS: Must have no criminal or domestic violence convictions. Must be alcohol and drug-free. Position is subject to Pre-Employment drug testing. Position is safety sensitive and will be subject to random drug screening for duration of employment. Must undergo and pass a thorough background check including FBI Fingerprints. Must be on call 24 hours a day, 7 days a week.
